2.) Brokers/Owners have had over 20 Years Real Estate Experience in New Hampshire & Massachusetts. and have lived in both states for several years.
3.) CIR has been Specializing in Sales of Hospitality Properties for over a decade.
4.) All Brokers & Agents have owned & operated Hospitality Properties cumulatively for over 20 years, therefore all representatives are intimately familiar with the operation of as well as the re-sale of these Specialty Properties.
5.) Unique to CIR is our Inclusion of Fireside Lodging Properties, an Organization dealing exclusively with Campgrounds, Cottages & RV Resorts in NH.
6.) CIR normally charges 8% Commission; however in NH as a courtesy to fellow innkeepers, CIR offers a discount of 7% in the following distribution: 3% to a Co-Broking Agency; 3% to CIR; 1% to B&B and Country Inn Market Place.
7.) CIR will List Property for a minimum of 1 year, since most B&B's take 6-12 months to sell, running up to 18 months for full service inns w/ a restaurant.
8.) CIR will only show your property to Financially, Pre-qualified Buyers. Most residential agents (agencies) do not have the expertise to promote the business aspects of a hospitality property or discuss the lifestyle change inherent in such a purchase.
9.) CIR Educates its Buyers in terms of owning and operating a hospitality property (#8), providing free "mini-seminars" geared to their potential property purchase.
10.) CIR has Affiliations with Lending Institutions Specializing in Financing Hospitality Properties. (Most banks that deal predominantly with residential sales, do not have the portfolios to provide this type of financing & do not actively seek them).
